Property Research & Document Acquisition

Our research team begins with a thorough deed analysis before any field work takes place. We purchase and review your property deed as well as the deeds of all adjoining property owners. This foundational step gives our team an accurate and complete understanding of your property's legal boundary framework.

CAD Line-Out & Field Preparation

Our CAD technician translates the research into a precise digital blueprint of your property boundaries — what we call the "line-out." This serves as the working map our field crew relies on during the site visit, plotting the theoretical boundary locations before arriving on-site.

Scheduling & Pre-Visit Notification
Coordination
Once our Project Manager confirms the schedule, you will receive advance notice the day before our crew arrives on-site. Your presence is always welcome, but never required — our crew has everything they need to complete the visit independently. If you need more than one day's notice, please let our team know and we will do our best to accommodate.

Initial Field Survey & Corner Location
Field
Our licensed crew conducts the initial site visit, locating existing boundary monumentation — the physical markers which are most commonly iron rods set beneath the ground — that legally define your property corners. All necessary measurements are collected to accurately establish and document the exterior boundary of your property.
Note: This survey focuses exclusively on your property's boundary. Above-ground improvements such as structures, fences, and driveways are not located or shown as part of this service.
Data Processing & Final Review

Project Manager Quality Review

All field data is brought back to the office where our Project Manager performs a structured quality-control review — verifying completeness, accuracy, and consistency with the research. If additional information is needed, a follow-up site visit will be scheduled and you will be promptly notified.

Survey Drafting & RPLS Review
Office
With a complete data set confirmed, we draft the boundary survey plat showing your property's exterior boundary and dimensions. The documents are then submitted to your assigned Registered Professional Land Surveyor (RPLS) for final technical review and approval before the survey is sealed.

Delivery & Corner Staking
Final Deliverable
Once the survey is complete, we'll email you a sealed PDF copy of the Boundary Survey Plat. We will also schedule our field crew to return to the property to mark the property corners and complete any additional staking included in your scope of work.
