The 9-Step Process

Property Research & Document Acquisition

Our research team begins with a thorough deed analysis before any field work takes place. We purchase and review your property deed as well as the deeds of all adjoining property owners. This foundational step ensures our entire team is working from an accurate and complete legal picture of your property.

CAD Line-Out & Field Preparation
Office
Our CAD technician translates the research into a precise digital blueprint of your property boundaries — what we call the "line-out." This drawing serves as the working map our field crew relies on during the site visit, plotting the theoretical boundary locations before arriving on-site.

Scheduling & Pre-Visit Notification
Coordination
Once our Project Manager confirms the schedule, you will receive advance notice the day before our crew arrives on-site. Your presence is always welcome but never required. If you need more than one day's notice prior to our visit, please let our team know and we will do our best to accommodate.

Initial Field Survey & Data Collection

Our licensed crew conducts the initial site visit, locating existing boundary monumentation — physical markers which are most commonly iron rods set beneath the ground — that legally define your current property corners. All necessary measurements and site data are collected to accurately design and document the proposed plat or replat.

Project Manager Quality Review

All field data is brought back to the office where our Project Manager performs a structured quality-control review — verifying completeness, accuracy, and consistency with the research. If additional information is needed, a follow-up site visit will be scheduled and you will be promptly notified.

Preliminary Exhibit & Client Approval
Your Review
Once we have confirmed a complete data set, we prepare a visual exhibit showing the proposed plat or replat overlaid on Google Earth imagery. This allows you to clearly see the proposed lot configurations, acreage, new boundary lines, and layout before anything is submitted to a governing authority.
If any adjustments are needed, simply communicate those to our team and we will make the necessary revisions. Nothing is submitted to the City or County until you have reviewed and approved the proposed layout.

Preliminary Plat Submission
Governmental
With your approval, we submit the Preliminary Plat to the governing municipality for official review. Depending on the location of your property, this may involve the City, the County, or both — determined by the property's proximity to City Limits and/or the Extraterritorial Jurisdiction (ETJ). Our team manages the submission process on your behalf.
What is the ETJ? The Extraterritorial Jurisdiction is a buffer zone extending beyond a city's limits where the city has limited regulatory authority over development. Properties in this zone may be subject to city platting requirements even though they fall outside city limits.

Review Cycle, Revisions & Resubmission
Governmental
Each governing body has its own review cycle and timeline. We will wait to receive any questions, comments, or required revisions from the City and/or County. Our team will address all requested changes and resubmit the revised Preliminary Plat for final approval. This step may require more than one round of revisions depending on the complexity of the project and the requirements of the governing authority.

Final Plat Production, Signatures & Recording
Final Deliverable
Once all governing parties have granted approval, we produce the Final Plat. Before it can be filed, all required parties must physically sign the document — this typically includes the property owner, the Registered Professional Land Surveyor, the County Engineer, the City Planner, and any other officials required by the jurisdiction. Once all signatures are collected, the Final Plat is submitted to the County for official filing and recording, making it a permanent part of the public record.
